Our lettings process
We start with a property visit and rental valuation, assessing your property based on market conditions, demand and condition.
Once a marketing price is agreed, we arrange professional photographs, floorplans and video where applicable, while also checking that the property complies with current legal requirements.
Your property is then marketed across major portals and social media, viewings are accompanied by a member of our team, and all applicants go through thorough referencing and compliance checks.
Once a tenant is approved, we prepare the tenancy agreement, register the deposit, collect move-in funds, issue the compliance documents and manage the check-in process.
Ongoing management and support
For managed landlords, we continue to deal with rent collection, maintenance, repairs, inspections, renewals (where applicable) and tenancy completion.
We also use software to alert us when rent reviews or renewals are due, helping to keep your property performing in line with the market.

The lettings process
Property Visit & Rental Valuation
After visiting your property, we assess its rental potential based on current market trends, property condition and tenant demand. We then recommend a fair and competitive monthly rent to help you maximise income while securing the right tenant.
Marketing & Compliance Setup
Once a marketing price is agreed, we arrange professional photographs, floorplans and, where applicable, video content. At the same time, we check that your property complies with current legal requirements, including:
- Energy Performance Certificate (EPC)
- Gas Safety Certificate
- Electrical Installation Condition Report (EICR)
- Smoke and Carbon Monoxide Alarms
- Legionella Risk Assessment
- Portable Appliance Testing, if furnished
Online & Social Listing
Your property is listed on the major property portals, and promoted through social media campaigns to reach thousands of prospective tenants.
Accompanied Viewings
All viewings are accompanied by a member of the team, allowing us to meet applicants in person, answer questions on site and better assess suitability.
Applications, Checks & Referencing
Once an applicant applies, we carry out comprehensive referencing, including affordability checks, credit history, employment verification and Open Banking analysis. We also verify ID, carry out legally required Right to Rent checks and complete legally required sanctions checks.
Tenancy Setup & Move-In Funds
We prepare a legally compliant tenancy agreement tailored to your property, register the tenant’s deposit with a government-approved scheme and collect the first month’s rent and deposit via LettsPay, a secure automated payment platform.
Inventory, Check-In & Move-In
A full photographic inventory and schedule of condition is prepared, and tenants are checked in with clear documentation. Keys are handed over once all funds have cleared and agreements are signed.
Tenant Compliance Pack
On move-in, we issue a full compliance pack including the EPC, gas safety certificate, EICR, How to Rent guide and prescribed information, ensuring legal compliance from day one.
Ongoing Rent Collection
All future rent payments are collected via LettsPay, which automatically transfers rent to your nominated bank account as soon as payment is received. Overseas landlord tax payments (NRL) are also handled where relevant.
Maintenance & Repairs
We deal with all tenant-reported maintenance using our trusted local contractors. You can approve quotes via our landlord portal, and we oversee works and payments to ensure quality control. If you have your own preferred contractor, we are happy to liaise with them directly.
Regular Inspections
We carry out routine property inspections after the first month of tenancy and then every quarter thereafter. This helps ensure the property is being well looked after and that any maintenance issues are caught early, before they become costly problems. A written report and photographs are provided each time.
Rent Reviews & Renewals
Our software alerts us when rent reviews or tenancy renewals are due. We handle the legal notices, renegotiation and paperwork to ensure continuity and rental income is kept in line with the market.
Tenancy Completion
At the end of the tenancy, we conduct a check-out inspection and compare it to the original inventory to ensure the property has been returned in good condition. We manage any agreed deductions and arrange for the return of the deposit, making the process as frictionless as possible.
Reletting & Next Tenant
Once notice is served or the property becomes vacant, we begin the reletting process straight away to minimise void periods. Compliance documents are refreshed and the property is prepared for the next successful tenancy.

Full Management with Rent Guarantee
For landlords looking for additional financial protection, this service includes all the features of our Full Management offering, along with comprehensive rent and legal cover. You are protected for up to 15 months of unpaid rent, or until vacant possession, with legal costs fully covered in the event of eviction.
Our rent guarantee is underpinned by enhanced tenant referencing, including Open Banking access, affordability analysis and transaction-level insight, all delivered by the same provider that administers the policy, ensuring greater consistency and accuracy. Tenant Find Only
If you prefer to manage your property yourself but want help sourcing the right tenant, this service gives you a strong start. We handle all marketing, conduct accompanied viewings and carry out the same stringent referencing process used in our managed services, including Open Banking checks, affordability assessments, employment verification, sanctions checks and credit analysis.
We also prepare a legally compliant tenancy agreement, collect the move-in monies via LettsPay and register the deposit before handing everything over to you. It is a cost-effective option that delivers peace of mind from the very beginning.
