When you begin your search to buy a new property, make sure you register with Woodhead and Co – either via our website, by telephone, or by visiting our office. We will search our existing properties for you, but if we don’t find a suitable property for you, a member of the team will contact you as soon as new properties meeting your criteria come onto the market.

It’s well worth making sure your finance is in place as soon as possible so that you can act swiftly to secure the home of your dreams. Vendors generally look favourably upon buyers who are in a strong position. Having everything agreed in principal even before you start to look at properties can give you the edge in a competitive marketplace.
If you have funds in cash, savings or shares for a deposit or outright purchase, make sure you can access them with relative ease and that any penalties for withdrawal are taken into consideration.
Finding and Viewing a Property
Now that you have your finances in order, you will have a budget in place for your next property.
Using search tools on our site will allow you to see all of our available properties, filtered to match your criteria. There are of course the two main property portals, Rightmove and Zoopla where you can search for properties in a particular area and by your specific criteria.
Once you have seen a property you’d like to view, here are a few top tips:
Making an offer

After you have found a property you like, we will discuss with you the offer you’d like to make based on similar properties in the area and condition of the property. We will need to ascertain how you intend to fund the purchase and clarify details such as the availability of the deposit and if you already have a mortgage arranged. If so, we will ask you to provide an agreement in principal (AIP) from your mortgage provider/advisor. Should you be lucky enough to be able to finance the purchase in cash, we will require proof that funds are available to proceed with the buying process. Whatever your buying position, our team will be able to guide you through the entire process.

Purchasing a property is a complex legal process so a qualified professional should be instructed to carry this out on your behalf.
Should you require, we can recommend at least two trusted legal practitioners who we have worked with in the past and know they are cost effective and efficient.

If you’re buying with a mortgage, the lender will arrange a survey as part of the process. This is to protect their interests by valuing the property and seeing if this matches with the criteria of their loan to you.
We strongly recommend getting a full building survey. A full building survey is a comprehensive inspection of a property. Wherever possible, the surveyor will look over the entire property, including the attic, cellar, under loose carpets and behind furniture. Everything that can be looked at, will be looked at.
This type of survey provides thorough guidance on structural integrity, maintenance issues and more.
You will receive a very detailed report with advice on visible faults and potential hidden defects. The report will also tell you the types and costs of repairs that are needed and what property maintenance measures will be required. In addition, it provides guidance on environmental hazards and highlights issues that your legal advisor should look into. The information will be in-depth and tailored to the property type and your needs.
Getting the Mortgage
Once your mortgage lender has received the survey report and is satisfied the loan amount is realistic given the valuation, they will issue a mortgage offer to your solicitor.
Conveyancing
Once a sale price has been agreed between you and the vendor, the respective solicitors will begin proceedings.
Exchange of Contracts
When both parties are satisfied, your deposit has been sent to your solicitor and mortgage approval is in place, contracts are then exchanged.
Completion
At this point, your solicitor will inform us that the transaction has completed and we will be happy to release the keys to your new home!
