Even if you know the area, seeing the property from the outside can give you a better idea than pictures online. Often this is enough to know a property is not for you. You can get a good feel for the neighbourhood by driving around nearby streets too. Try to do this both during the day and at night to assess things like traffic noise.

Ideally take a friend or family member or attend the viewing with an estate agent. Not only is it safer, it’s always great to have someone to bounce ideas off and ask for a second opinion. They may also have questions or have noticed things that have slipped you by.

A property is often one of the biggest purchases in your life. Don’t feel awkward in being nosy. Check all fixed cupboards, especially under the sink and stairs (sometimes damp can be lurking in these areas). Ask to see the loft too if possible.

Ask if you are able to see some recent utility and council tax bills so you know what to expect. If they look a little on the high side, this could be another bargaining chip, especially if to reduce the costs it would mean you would have to do some remedial works such as double glazing or a central heating upgrade.

If so, ask how the property has been modified and request copies of receipts and guarantees. Planning Permission and/or Building Regulations sign off may need to have been granted for it to be compliant. Again, your solicitor should clarify things here.

If you are looking around somebody’s home, poking in cupboards and asking to see utility bills, it pays to be friendly and approachable. This will mean the vendor is much more likely to cooperate openly and willingly, giving you the information you need.
